“Lumena’s form is driven by lightness, fluidity, and clarity,” explains OMNIYAT’s founder and Executive Chairman, Mahdi Amjad. This design language permeates every detail, from uninterrupted floorplates to expansive glazing, creating internal environments that encourage both focus and flow.
The Art of Elevated Working
Lumena is more than an office building; it’s a lifestyle ecosystem. With 91 customisable shell-and-core units and a total internal office area exceeding 582,000 sq ft, flexibility lies at the heart of its design. Rear-core layouts, minimal columns, and soaring 3m ceiling heights ensure adaptability while maintaining a sense of openness and calm.
Yet it’s the amenities that position Lumena in a league of its own. The tower introduces several never-before-seen features for a commercial building in Dubai, most notably the Sky Theatre, a dramatic, summit-level space intended for leadership summits, keynote launches, and transformative thinking. It’s a hybrid venue: part auditorium, part sanctuary, offering breathtaking views across Burj Khalifa, Downtown, and Jumeirah Beach.
Floating high above the city, the Sky Pool and biophilic landscaping continue the narrative of stillness and wellbeing. Meanwhile, the Executive Wellness Suite caters to performance-driven professionals, with training, recovery, and mental health facilities designed to support peak output.

LEED Platinum, WELL Platinum, WiredScore, and SmartScore certifications are all being pursued, cementing Lumena’s commitment to sustainability, digital integration, and user-centric design.
A dedicated Executive Club will offer private lounges and concierge-level services, drawing from OMNIYAT’s track record in five-star residential and hospitality management. This includes The Opus by OMNIYAT and the recently unveiled Enara, developments known for seamlessly merging luxury and lifestyle.

Connectivity is another pillar of Lumena’s design. Located just minutes from Dubai International Airport and directly linked to the city’s major transport and business arteries, the tower is also well-positioned to serve local and international markets.
